Property Condition Assessments
A Property Condition Assessment (PCA) is a due diligence evaluation of a commercial real estate asset's physical condition, typically performed during a transaction (purchase, sale, or financing).
The primary goal is to visually inspect the property's major systems and components and produce a Property Condition Report (PCR) that:
- Identifies existing physical deficiencies (immediate repairs).
- Estimates the cost of both immediate repairs and future long-term capital expenses (replacement reserves) over a defined period (e.g., 12 years).
- Provides an overall assessment of the property's condition, helping buyers, lenders, or owners understand the current state and future financial obligations of the asset.
PCAs are generally performed by qualified professionals (like engineers or commercial building inspectors) following a standard scope, such as the ASTM E2018 guide.
