Property Condition Assessments and Reports

We perform Property Condition Assessments using ASTM E2018-15 Baseline Property Condition Assessment Process guidelines. Our clientele include lending institutions, in state out-of-state investors, trust investment clientele, commercial real estate agents, and private buyers. We provide a Table of Opinions of Probable Costs for Immediate Needs (deferred maintenance, failing components, life-safety issues), and Short Term Costs of 1-5 Years. A Replacement Reserve Table can be added upon request as well as a  Tier I/Tier II Accessibility Survey.

We conduct background research (City Building Department permit file, County, satellite, and historical satellite...) for every commercial building inspection. We use general cost estimates using a database of City permit cost evaluations, and our ongoing collection of contractor bids among other available resources. Some commercial building deficiencies may require specialized contractor bids. Our commercial inspection service experience ranges from Pre-1900 historical structures to 10-story assisted living  facilities.
